The area encompasses approximately 25,000 hectares across several neighboring farms. Much of it is flat and suitable for use with machinery, agribusiness, livestock, coffee, sugarcane etc.
The East of Brazil Railway connects Belo Horizonte to Salvador.
The FIOL-Oeste Leste Railway under construction connects Tocantis to the Port of Ilhéus, intersecting with the East Railway.
The Paraguassú River Basin, with numerous tributaries, springs, and waterfalls attracting worldwide tourism. On the land there are Artesian wells, irrigation, photovoltaic energy, and photovoltaic power plants.

The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
